Real estate digital marketing built around site visits
In real estate one lead can be worth lakhs, so an unqualified enquiry costs more than having none. We build the funnel around the site visit.
Social Baniya runs Meta and Google Ads for real estate developers, builders and channel partners, built around site visits rather than enquiries: geo-targeted campaigns, qualifying questions in the lead form, fast follow-up and tracking from the ad to the visit. We do not publish real-estate client results, so the proof on this site comes from travel and e-commerce accounts that use the same tracking, structure and weekly review.
- Best for
- Developers, builders, plotted-development and commercial projects, and channel partners
- Channels
- Meta Ads for demand and lead forms; Google Search for people already looking by location or project
- What we track
- Cost per qualified lead, site-visit rate, cost per site visit, cost per booking
- Proof
- We do not publish real-estate client results. The process below is how we build it; the screenshots we show are from travel and e-commerce accounts.
- Fee
- From ₹10,000 a month (Meta) or ₹12,000 (Google), plus GST; ad spend separate. Larger budgets and several projects are quoted after the snapshot
Why real estate lead generation is different
A property is the largest purchase most people make, the decision takes weeks or months, and the buyer talks to several developers. Two things follow.
- Lead quality matters more than lead count. A sales team that spends its day on people who cannot afford the unit, or who are not in the city, closes less. A cheaper lead that never visits the site is the most expensive lead.
- Speed to lead decides. The first developer to call a new enquiry within minutes usually gets the site visit. We ask you to agree a reply target and we report the response time.
The site-visit funnel we build
- Reach the right people near the project. Geo-targeted Meta campaigns around the project and the catchment, plus Google Search for queries such as “2 BHK in Sector 13”, with exclusions for areas you do not serve.
- Qualify inside the form. Instant forms ask budget range, timeline and unit type, so the team calls ready buyers first.
- Follow up the same hour. A call first and a WhatsApp message with the brochure and a site-visit slot.
- Book the visit. The goal of the call is a scheduled visit, not a brochure.
- Retarget the rest. People who watched the walkthrough video or opened the brochure see the next phase or offer.
- Feed outcomes back. Each lead is marked qualified, visited, booked or lost, and that data shapes the next targeting.
Meta Ads or Google Ads for real estate?
Use both for different jobs. Meta Ads create demand with visuals and video and reach people who are not yet searching; they suit launches and lead forms. Google Ads capture people already searching by location or project name; they are narrower and often more expensive per click, but the intent is higher. How to choose between them.
Rules to respect
RERA rules generally require a project’s registration number to appear in its advertising, and state rules differ. Ads must not overstate approvals, possession dates or returns. We write ads from your approved brochure and ask you to confirm registration details and claims with your legal adviser before launch.
What we measure
Reported every week
| Measure | Why it matters |
|---|---|
| Cost per qualified lead | The cost of a lead the sales team agrees is worth a call |
| Site-visit rate | The share of qualified leads that visit the project |
| Cost per site visit | The number to compare across campaigns and channels |
| Cost per booking | The final test of the whole funnel |
About proof in this industry.
Real estate: your questions answered
Our fee is ₹10,000 a month for Meta Ads or ₹12,000 for Google Ads, plus GST, and your ad budget is separate. Cost per lead and cost per site visit vary by city, project and price band, so we report them against your own numbers after the first weeks.
We do not publish real-estate client results, and we do not borrow numbers from other industries. We show the method on this page and the tracking, structure and weekly review in our published travel and e-commerce case studies.
By qualifying inside the form (budget, timeline, unit type), targeting by geography, and feeding back which leads visited or booked, so the campaign learns from outcomes and not only from form fills.
Usually both: Meta to create demand and collect leads, Google to capture people already searching by location or project. We start with whichever fits your budget and stage.
